New Zealand is a country that while small is rich with history, rugby and citizens that are looking to future proof the nation. Moroki is a new cluster of eco-smart apartments that is leading the charge in the green housing space. Moroki is the Maori word meaning a sense of permanence that is helping to link the past with the future and is 100% iwi-owned and operated with 29 iwi partners across the Hapai whanau allowing for Maroi success in the property sector. Moroki is based in South Auckland and is owned by Hapai Housing and was built on a 4,855 square meter brownfield site.

The building of these apartments was stated in May 2021 and completed in August of 2023 with the actual site having been purchased in 2020 the construction was interrupted due to the COVID-19 pandemic. The project was certified to Home star ratings within the New Zealand Green Building Council (NZGBC). Home star certification was created by the NZGBC in order to create a certification for homes and residential buildings to have clear framework for better design and more efficient building measures. The rating system sits on a scale of 6 to 10 so that homeowners and professions understand where improvements can be made. Moroki’s apartments achieved a 7 Home star rating and the duplexes achieved an 8 rating in September of 2023 when the project was completed.

Some of the features of these apartments include: above-code insulation, low emissivity argon gas-filled windows, onsite EV chargers and secure bike parking and heat recovery ventilation in the duplex. One of the largest achievements of this project was that it achieved 73.6% waste diversion from landfill during the construction process. Generally, the most waste generating happens during the construction process of a building because of the amount of excess materials that get wasted. Another interesting part of Moroki is that solar panels power about 30% of water hearing needs that allow residents to see a reduction in water and energy costs of up to 45% compared to the national average for comparative homes.
