New York City has always lead the United States when it comes to upgrading the exiting buildings within the 5 boroughs to the 21st century and beyond. The Verdesian, an apartment complex in Battery Park, is doing just that when it comes to modern living and was the first residential building in the US that was rated LEED Platinum.
The Verdesian touts not only the high level of green buildings standards having been certified LEED Platinum in 2008 and rectified LEED Gold in 2023 with the newest LEED standard but also appealing to a new demographic of young professionals that are looking to live in lower Manhattan. According to the Verdesian website “there are no ozone-depleting refrigerants in the cooling system. Clean air is delivered via MERV 12 air filters endorsed by the American Lung Association.” Alongside the filtration systems the buildings water efficiency stands out as a bragging point as tenants use roughly 50% less potable water than conventional high-rise buildings. The physical residences alongside the air, water and natural light that the building touts the appliances in the building are all Energy Star Rated with countertops, cabinets and floors made of sustainable materials as well. Within the amenities that the building provides to tenants you certainly pay the price with a 1 Bedroom apartment running $6,495 as of February 2025.
Energy Star Certification was started by the US Environmental Protection Agency in 1992 in order for citizens and companies to have a universal standard of energy efficient products and is one of the most successful voluntary government programs in history. This certification allows people to save money, protect the environment and allow for transparency between companies and consumers. According to the Energy Star Website: since 1992 Energy Star and it’s partners have helped prevent 3 billion tons of greenhouse gas emissions into the atmosphere and in 2020 alone the programs emissions reductions were equivalent to more than 5% of the total GHG emissions in the US.
Some of the interesting highlights from the LEED Scorecard are that The Verdesian was able to achieve 13 out of 14 possible points for Sustainable Sites only missing one point for Brownfield redevelopment. Seeing as the complex is located in lower Manhattan it is understandable that it is more difficult to redevelop much of that brownfield space. One aspect that the Verdisian can look at expanding upon is the Optimize Energy Performance credits within the Energy & Atmosphere category as they achieved 4 out of 10 credits and missed all 3 credits for On-Site Renewable Energy. In upgrading energy performance the building can become more energy efficient saving the tenants of the building money when it comes to utilizes. Within the renewable energy on site category it is difficult to have renewable energy on site as lower Manhattan is quite dense and there are many regulations regarding on site solar panels in New York City.
As The Verdisan website touts when it comes to water efficiency the building was awarded all 5 points that it was going for with reducing the water efficiency landscaping by 50%, no potable water use or no irrigation in the landscaping, having innovative wastewater technologies and having 20% and 30% reduction in water use. Another category in which the building got a perfect score was the Indoor Environmental Quality achieving a perfect 15 out a possible 15 points. The Verdisan takes the environmental quality of the building seriously with outdoor air delivery monitoring, increased ventilation, low emitting metals and thermal comfort for occupants having been able to have daylight and views for 90% of the spaces within the building.
Other amenities that the building offers to residents is a green roof, concierge and allowing pets within the units and being close to the 123; ACE and RW at Chambers Street that is 0.4 miles away and the 23; 45; AC; JC and RQ at Fulton Street 0.5 miles away long with the NY Waterway, PATH from the World Trade and Public Schools within walking distance of the complex. This apartment complex shows how luxury living and green building can live in harmony with one another allowing for people to invest in buildings that make their lives healthier and easier.
